Q:  What is The Sagamore Club?

A: The Sagamore Club is a new private Jack Nicklaus Signature Course, located in Hamilton County on Golden Bear Way in the Sagamore Club Community.  We are located off of 166thStreet just east of State Road 37. The Club is offering a limited number of Golf Memberships and Social memberships.

Q:  Who will own the Club facilities?

 

A:  The Sagamore Club, LLC, an Indiana limited liability company (the “Company”) will own and operate the Club. The Company is comprised of University Golf Development, an Indianapolis based real estate development company; Landscapes Unlimited, the largest golf course construction company in North America, and Troon Golf, the Scottsdale based golf development and management company, considered by many to be the foremost provider of upscale golf management and marketing services. Q:  What facilities will the Club offer?

 

AMembers, their families and guests will enjoy the following exceptional Club Facilities:

 

Ø        18-hole Jack Nicklaus Signature Golf Course.  The golf course has been designed by Jack Nicklaus as a signature course indicative of his highest level of personal involvement.  Other signature designs include Muirfield Village Golf Club, Valhalla Golf Club, Shoal Creek, Castle Pines, Desert Mountain, and Colleton River Plantation. The golf course has been designed as an enjoyable test of golf for players of all skill levels and is also capable of hosting major professional tournament events.

 

The objective is for the course to become one of the very best in the country.

 

Ø        Golf Practice Facilities.  An outstanding practice facility including a full length driving range, practice chipping area, sand bunkers, and a putting green has been built close tothe clubhouse.

 

Ø        Full Service Clubhouse.  A clubhouse of approximately 15,000 square feet will be the social center for the Club.  This intimate, upscale setting will feature attractive dining areas and lounges where membersmay gather, along with the traditional golf shop, men’s and women’s locker rooms, fitness facilities and golf cart storage area.  Troon Golf, the widely recognized leader in upscale club management, will manage the Club.  The best possible service and outstanding facilities will be the hallmarks of The Sagamore Club.

 

Ø        Family Activity Center (FAC). The Club is operating currently a separate facility featuring swimming, tennis, and limited food service.  The Family Activity Center is located close enough to the golf clubhouse so as to take advantage of operating efficiencies but far enough away so as to maximize the enjoyment of users of both facilities. 

 

Q:  How many full Golf Memberships will the club offer?

 

A:  The maximum number of full Golf Memberships permitted will be 395.  Three categories of Golf Memberships will be issued:

Q:  What are the special features of membership in the Club?

 

A:  In addition to exceptional Club Facilities and an extensive array of programs and activities for members and their families, membership in the Club offers a number of attractive benefits including:

 

Ø        Refundable membership deposit.  The membership deposit is fully refundable, subject to payment of a transfer feeupon re-issuance of a resigned membership.

 

Ø        Immediate Family Privileges.  Amember, his or her spouse and their unmarried children, under the age of 23 who live at home, attend school on a full-time basis orare serving in the military are entitled to membership privileges without having to pay additional membership dues.

 

Ø        Extended Family Privileges.   Parents, adult children who do fall within the definition of immediatefamily, and grandparents and grandchildren of the member and spouse are also entitled to use the Club upon payment of reduced guest fees.

 

Ø        Resigned memberships reissued prior to membership sell-outResigning members do not have to wait until all new memberships in the Club have been issued before the Club can reissue their membership.

 

Ø        Transferability of membershipsMemberships are transferable through the Club to the subsequent purchaser of a member’s residence or home site in the Sagamore Community.

 

Ø       No assessments.  Members are not subject to either operating or capital assessments.

 

Ø       Upgrade of membership.  Members who would like to upgrade to a higher category of membership may do so through the Club on a space available basis and not be subject to a transfer fee.

 

Ø        Participation in the Troon Advantage Program. Being a member of a Troon Golf®Privé country club has its benefits. In our quest to offer additional value to our private club members, you are automatically a member of the "Troon Advantage" program. Troon Advantage provides each "FullGolf Member" and up to 3 guests the opportunity to secure tee times at select world-class Troon Golf managed facilities - at very special rates.   Benefits include specially reduced rates at over 40 Troon managed facilities from Troon North Golf Club in Scottsdale, to The Revere Golf Club in Las Vegas and Innisbrook Golf Resort in Tampa Bay, Florida.

 

Ø       Reciprocal Privileges as Jack Nicklaus Designed Golf Clubs.   Because the Sagamore Club has become a host for the Jack Nicklaus International Golf Club, all Golf Members will enjoy reciprocal privileges at other Jack Nicklaus designed host clubs and resorts participating in the program, upon payment of applicable guest fees.  Facilities currently in the program number more than 100 and include: Sycamore Hills, Colleton River, Grand Cypress, and PGA National.  The Club will also be eligible to send a team to the Jack Nicklaus International Cup Matches held annually at some of the finest golf facilities in the world.

 

Q:  Will my family members be welcome at the Club?

 

A:  Yes.  The ability to spend quality time with members of your family is of paramount importance.  The Club is committed to providing a pleasant environment where this can be accomplished.  Each membership in the Club is a family membership, which includes full privileges for spouses and unmarried children under the age of 23 who live at home, attend school on a full-time basis or are serving in the military.  The Club intends to provide programs and activities that are appealing to family members.

 

Q:  May I invite guests to the Club?

 

A:  Yes.  Having your friends enjoy the Club’s outstanding facilities with you is a wonderful attribute of membership in the Club.  Therefore, members are entitled to have guests use the Club Facilities in accordance with the member’s category of membership and the Rules and Regulations adopted be the Club to preserve the exclusivity of its facilities.

 

Q:  Are residents eligible to acquire a Golf Membership in the Club?

 

A:  A Social Membership is included in the initial purchase of each home site.  Golf Memberships will be offered to initial purchasers of a residence or home site in The Sagamore Club community.

 

Each initial purchaser of a residence or home site in the community may, at any time within 90 days from the date of his or her closing in the residence or home site, apply for a Golf Membership in the Club, notwithstanding the limit on the total number of Golf Memberships set forth in the Membership Plan.  Therefore, the number of memberships in this classification may temporarily exceed the total number of memberships set forth in the Membership Plan.  During the period when the limit on the Golf Membership classification is exceeded, the Club will not issue memberships in that classification to anyone except initial retail purchasers of residential units or lots in the Sagamore Community.

 

The number of memberships in each category is limited and available memberships in each category will generally be issued on a first-come, first-served basis.

 

Q:  What are the privileges of a Social Membership?

 

A:  Each person who acquires a Social Membership will be entitled to use of the Golf Clubhouse, Family Activity Center, and Community Club facilities.

 

Q:  Will there be a residential development at the Club?

 

A:  Yes.  Home sites and residences will be developed and marketed around The Sagamore Club golf course as a part of the overall Sagamore Club Community.  The Melrose Company based in Hilton Head Island, South Carolina is the residential developer for The Sagamore Club.  In addition to highly successful golf orientated residential and resort communities in the South Carolina Low Country, Melrose has also created some of the country’s finest communities in Aspen, CO, Park City, UT, and Orlando,FL.

 

Q:  What types of real estate will be developed as The Sagamore Club?

 

A:  The community development plan calls for a combination of golf view, lake view and wooded view home sites of various sizes.  The development plan has been created to maximize the views from each home site while maintaining the aesthetic appeal and playability of the golf course.  In addition, the community’s exclusive builder program will bring the areas finest residential builders to The Sagamore Club to immediately begin creating private residences available for purchase.  All residences built within The Sagamore Club must be approved by the community’s Architectural Review Board, and must conform with the community’s covenants and restrictions.

 

Q:  Can members be assessed to cover any operating deficits or capital improvements?

 

A:  No.  Members will not be subject to any liability for capital or operating assessments for the costs and expenses of ownership or operation of the Club or the Club Facilities.  The Company will pay all operating deficits incurred in the operation of the Club Facilities.

 

Q:  Is financing available for membership deposits?

 

A:  Yes.  The Sagamore Club has arrangements with several local lending institutions whereby a member may finance the membership up to 100% at the Wall Street Journal prime rate.  In many cases the interest may be tax deductible.  Approval for this program is determined by the lending institution and requires an application including submission of your most recent financial statement and tax return.  There is no application or commitment fee.

 

Q:  Will there be annual dues or food and beverage spending minimums?

 

A:  Yes.  Each member will be responsible for annual dues and a quarterly food minimum as is customary at fine clubs.  Fee levels will be determined by the type of membership and will generally be consistent with other Indianapolis area clubs.  Typical Indianapolis clubs currently have monthly dues of $350-$400 per month and food minimums of $150 per quarter.

 

Q:  When will members start paying dues?

 

A:  Members will begin paying dues upon the opening of the golf course.  If the Main Clubhouse Facility is not complete upon the opening of the golf course, Golf Members will be obligated to pay 75% of their full dues until the Certificate of Occupancy has been issued for the Main Clubhouse.  If the Family Activity Center is completed prior to the opening of the Main Clubhouse, Social Members will be obligated to pay 50% of their full dues until the Certificate of Occupancy has been issued for the Main Clubhouse. 

 

Q:  How will the Club keep informed of the desires of the members?

 

A:  The Club is committed to providing the types of services, programs, activities, and events that the Membership desires having.  An Advisory Board comprised of members of the Club will be formed and will enable members to have input on the foregoing items as well as other matters that are of concern or interest to the members.

 

The Club may also form other committees on which members will serve.  These committees will focus on specific areas of operation and will serve as a conduit to management for ideas and suggestions of the membership.

 

Q: When will the membership deposit be repaid to the member?


A:   Each person who acquires a membership will be entitled to receive a refund of his or her membership deposit paid, without interest, 30 years from the date of the member’s admission to the Club. In the event that the member resigns from the Club before the end of the 30-year period, the member will be entitled to receive 100% of the membership deposit paid by the member, less an applicable transfer fee as set forth in the Membership Application and Agreement, within 30 days after the re-issuance of the membership by the Club to a new member. In the event the Club has memberships available for initial sale at the time a member wishes to sell his membership back to the Club, the Club will purchase the resigning member’s membership after it has sold not more than four additional memberships. 

 

Q:  How do I become a member?

 

A:  To become a member of the Club, you must submit to the Club a fully completed and signed Membership Application and Agreement and a check in the amount of the required membership deposit.
